Cover Summary
Covers
the building of your home including garages, sunken swimming
pools, paved terraces, patios, walls, fences, gates, paths,
drives and fixtures and fittings but NOT external radio and
television aerials or satellite receiving equipment against:
Fire and resultant smoke damage, explosion, lightning, earthquake
and impact.
· Storm or flood but NOT to gates, fences, hedges,
swimming pools, patios, paved terraces or fixed fuel-oil tanks
in the open.
· Sudden escape of water and/or oil from pipes or apparatus.
· Theft or attempted theft, riot and malicious damage.
· Subsidence, landslip and heave.
· Accidental damage to underground pipes and cables.
· Accidental breakage of fixed glass and sanitary ware.
Included also, if the home is made uninhabitable through an
insured cause, alternative accommodation costs or should you
be the landlord, loss of rent.

Deduction
For Wear & Tear
If
a repair or reinstatement is carried out, there will be no
deduction for wear & tear provided that:
· The sum insured is sufficient to meet the full cost
of completely rebuilding the building as defined; and
· You have maintained the building in good repair.
General
Conditions
The value of your Buildings insurance - Notify Millennium
Insurance Brokers immediately that your Buildings Sum Insured
exceeds the amount specified in the policy schedule.
Changes in your circumstances - Notify Millennium Insurance
Brokers of any changes, which may affect the insurance.
Taking care of your property - You must take all reasonable
steps to safeguard your property from loss or damage.
Fraud - You must not act in a fraudulent manner. For example,
by making a claim under the policy knowing it to be false
or fraudulently exaggerated in any respect.
Cancelling your cover - 30 days notice must be given by either
party to cancel this insurance.
Unfurnished/unoccupied property - The policyholder must notify
Millennium Brokers immediately the premises become unfurnished
or unoccupied and comply with all conditions and pay additional
premiums due. An increased excess of £150 applies in
respect of storm, flood, escape of water & vandalism together
with security, heating and mains services conditions when
the property is unoccupied for more than 30 days.

EXCESSES
The first £100 of any claim is not covered increasing
to £150 for certain causes when unoccupied for more
than 30 consecutive days or 7 days if a holiday home. In respect
of subsidence, landslip or heave the excess is £1,000
unless otherwise stated. 
SUM
INSURED
This should represent the full rebuilding cost, allowing for
architect and surveyors fees and removal of debris - not the
market value. 
INDEX
LINKING
The sum insured will be adjusted monthly, free of charge in
line with the House Rebuilding Cost Index prepared by the
Royal Institution of Chartered Surveyors. You will pay the
next annual premium based on the revised figure. 
Legal Liability
Automatically included. This provides an indemnity up to £2,000,000
for your common law liability toward third party persons and/or
property as a property owner. If contents cover is operative
the liability extends to cover your personal liability, and
that of members of your family residing with you, occurring
anywhere in the world (limited to 30 days in any one period
of insurance for USA and Canada). 
Legal Expenses (provided by Capita Assistance)
This is provided FREE of charge with buildings insurance.
This provides for: the pursuit of damages for personal injury
or death (but excluding motor accidents and any amount exceeding
£25,000 per incident) the pursuit and defence of consumer
disputes for goods or services purchased or supplied in a
private capacity but excluding an amount in dispute under
£125, matters arising from or relating to; planning
erection or alteration of a building the business, profession
or trade, or any venture for gain of the insured divorce,
matrimonial matters or proceedings cohabitation custody, access,
maintenance or affiliation. The pursuit of civil claims relating
to the proposer's place of residence but excluding disputes
between a landlord and a tenant or with local authorities
relating to a property. The defence or investigation into
an individual's private tax affairs by the Inland Revenue,
including accountants' fees Cover is provided for you, your
spouse, parents and children under 21, if those people normally
live with you.
EXCESSES
The first £30 of any claim is not covered. 
24 Hour Emergency & Legal Advisory
Service (provided by Capita Assistance)
Included free within your certificate is a 24-hour access
to an Emergency Service for domestic problems such as burst
pipes, serious storm damage, major utilities faults etc. This
service will provide you with prompt attention from a reputable
repairer in your local area. However if a major electrical
or gas fault occurs, we would suggest in the first instance,
you contact your local electricity or gas board. You will
be expected to pay the tradesmen, but if the damage is covered
under your certificate then the cost can be claimed from us.
Also included is Legal Advice. A team of lawyers are available
day and night to advise you or any member of your family residing
with you, on any personal legal problem, excluding motor related
matters. You will be advised of your legal rights and what
courses of action are open to you. This will be confidential
and there is NO charge. On issue of the certificate you will
be given a leaflet advising the telephone number to use for
assistance.
